Houses, and what is attached to them.

Six kinds of work, plus rebuilds. Jump to the one you are planning, or read the lot.

Whole-house remodels

Back to the studs and out again. These go better when nobody is living in them, and we will tell you that up front.

  • Nothing comes down until the whole scope is signed
  • Anything that changes afterwards is priced before it is built

Additions and second storeys

A new bedroom wing, a second storey, a kitchen pushed out into the yard. The join is the whole job.

  • Setback and height checks before you pay for drawings
  • Rooflines, trim profiles and stucco texture matched to what is there
  • Temporary weather protection so you can stay in the house
  • Foundation and shear work where the new load needs it

ADUs and guest houses

A second dwelling on the same lot, permitted properly and metered properly, built to be lived in for decades.

  • Feasibility against your lot's coverage and parking rules
  • Separate utilities where the city requires them
  • Detached, attached, or a garage conversion

Rebuilding, from the lot up.

A rebuild is an insurance project before it is a building project. It gets its own page because the first half of it has nothing to do with lumber.

How a rebuild runs
  • Line-item scoping in your adjuster's format
  • Soils, foundation and utility testing before design
  • Current energy, egress and defensible-space rules
  • Class A roofing and ember-resistant detailing

Custom homes

Ground-up houses on infill lots and on acreage. We come in before the drawings are finished, price the thing honestly, and build it.

  • A soils report and a survey before anyone draws a foundation
  • One line-item price off a written scope, with allowances named
  • One lead carpenter, and you will have their number

Structural repairs and foundations

Sagging floors, cracked slabs, failed retrofits. Unglamorous work, and the reason a fair few of our clients called us in the first place.

  • Engineer-stamped repair drawings
  • Foundation replacement and underpinning
  • Soft-storey and shear-wall retrofits
  • Dry rot and termite damage cut out and replaced

Decks, porches and outdoor rooms

Covered porches, raised decks and outdoor kitchens, framed and flashed like part of the house, because that is what they are.

  • Footings and ledger details engineered, not improvised
  • Hardwood, composite or painted fir
  • Wiring, gas and water run in while the framing is open
