About Cedarline Remodeling

A drawing office that got its hands dirty.

Thea Brandt ran a cabinet showroom's design desk for six years, then took a contractor's licence so she could build the rooms she was drawing. Cedarline Remodeling has done kitchens and bathrooms in Orange County since 2009.

Why we only do two rooms

Thea Brandt trained as an industrial designer. She spent six years running the design desk at a cabinet showroom, measuring rooms and drawing them by the hundred, and she still draws every job this company takes.

She took a contractor's licence in her early thirties, spent two years running cabinet and tile installations, and started Cedarline Remodeling in 2009. Kitchens and bathrooms are the two rooms where almost everything is ordered weeks before it is installed, so they are the two rooms where the drawing decides the job. That is the whole reason the list is this short.

  1. Six years at a drawing board

Running the design desk at a cabinet showroom, drawing rooms by the hundred.

  2. Licence, then installations

Two years setting cabinets and tile on other people's jobs before taking her own.

  3. Cedarline Remodeling

Kitchen and bathroom remodels across Orange County since 2009.

The parts we do not hand off

Most of a remodel is ordinary carpentry. The four below are where jobs actually go wrong, so we keep them.

Drawings

Nothing comes out until the room is drawn

A plan and an elevation for every wall, dimensioned. It is slower at the start and it is the reason the cabinets fit.

Selections

Tile, stone and fixtures ordered before demolition day

A room standing open waiting on a backordered faucet is the most common way a six-week job becomes a four-month one.

Sequence

Two jobs on the books, never a third

Whoever is in the room has it to themselves and signs it off before the next booking is made. A third job on the books would mean a crew splitting its week, which is how a four-week bathroom turns into a ten-week one. If a date slips you hear it the day it slips, not the week after.

Dust

Plastic, a negative-air fan, and a clean floor at night

You are living in the house while we work in it. Dust control is part of the price rather than an upgrade.

How we price

The number on the contract is the number you pay.

Allowances are the usual trick: a line for tile at a figure nobody could actually buy tile for. We price the tile you chose, off the drawing, and if you change it afterwards you get a priced change order before anything is ordered.

Opening a wall does sometimes find something. When it does we stop, photograph it, and price the fix before carrying on.

Ask about a project

Every job here starts the same way

A visit, a measured drawing and a written scope, in that order, before anyone quotes you a number.
